Booking / Confirmation Procedures
Payment Requirements: 100% payment at the time of booking with credit card or Direct Funds Transfer. Credit card details are taken on arrival (if not given before) to cover incidentals and any possible damages or losses incurred by the guest.

By giving your credit card details while booking, or making payment in any other way you accept our terms and conditions.

Check In And Check Out Times

Check out details
Check in is 3:30pm to 7:30pm and check out is before 10:00am. 
Please notify us at least 3 days earlier about your arrival time.
Reception and Office Hours: 7:00am to 10:00am and 3:30pm to 7:30pm Mondays to Sundays.
For after-hours check in, please contact our B&B prior to arrival for check in procedures.
On check-in guest complete our registration form and present their photo ID’s and credit card details.

Check out details
Normal check out is before, or at 10:00am. Please do not depart without settling your final bill and arranging for the host to inspect your room.
We make every effort to accommodate guest schedules while taking into account arrival/departure of existing guests and necessary cleaning times. If you need assistance with early luggage drop-off or late pick-up, please make an appropriate arrangement with us. If you do not vacate your room by 10:00am you will be charged 50% of one night. If you do not vacate by 2:00pm you will be charged one entire night(s) and any costs incurred by us to compensate a guest who has reserved the night(s)of/after your departure date and any subsequent nights.

Cancellation Policy

  • If cancelled or modified up to 28 days before date of arrival, no fee will be charged.
  • If cancelled or modified up to 14 days before date of arrival, 100 percent of the first night, or two nights will be charged.
  • If cancelled or modified up to 7 days before date of arrival, 50 percent of total price of the reservation will be charged.
  • If cancelled or modified later or in case of no-show, the total price of the reservation will be charged.

We regret we are unable to accept cheques. We accept Visa and MasterCard and AMEX. Non-refundable fully paid bookings or parts of bookings, may, under special circumstances, be transferred to another date or Gift Voucher (at management's discretion). During High Season (Christmas, Easter, School Holidays, and other designated days of the year), no cancellations are accepted, any confirmed booking must be paid in full and is not refundable.

Condition of Use
Smoking is allowed in only one, designated place outside. Consideration must be given to guests with allergies. Penalties will be incurred if this policy is not honoured.
Sorry, no pets allowed.
Please do not feed birds.
Damaged or broken items must be reported within 2 hours of your arrival, failure to do so will have the cost of the replacement item added to your account.
Missing items i.e. Towels, etc. are credited to your account.
Only plastic glasses provided are to be used in the swimming pool area.
Please have consideration for other guests (noise travels).

Second person staying in the room, Visitors
Lower rates apply for one person occupying the room. There is additional payment of $30 per person per night for the second person ($40 for the Platinum Room) if the second person is confirmed at the booking time (the additional payment can be made on arrival). In the case that the booking was made for 1 person and there is the second person on arrival the payment is $50 per person per night ($70 for the Platinum Room). The second person must go through our standard check-in procedure.

VISITORS: Please be aware that our property is for the enjoyment of guests and their time out from the day to day hustle & bustle of normal life, and one of the joys of our luxury B&B is the serenity. If you intend on having visitors please discuss this beforehand with the hosts. Approved guest visitors (conditions apply) are required to vacate by 10:00pm. A person whom you let into the property without hosts approval/notification is considered an un-authorised visitor. Consequences of the above will be: fine $200 and/or fine $200 and removal from the property (without reimbursement), reporting to the Police, or all of the above.

Candles
Please do not use candles. Spillage from hot candle wax will incur additional cleaning costs and/or replacement of the affected area or item. Please be aware that we live in a fire prone part of the country.

Hair Dye, liquids, oils and fake tan
Please do not dye your hair while you are here or use fake tan (this includes spray tans). These substances stain the tile grout, basins and the linen. The removal of dye or other marks will incur an additional cleaning cost and/or replacement of the affected area or item.
Please respect the furniture and fittings for your enjoyment and for future guests. Some substances stain the soft furnishings, so please do not use massage oils etc. Removal of stains may incur an additional cleaning cost and/or replacement of the affected area or item.

Cleaning and Damage or Loss Charges
Removal of cigarette odours: $250
Removal of candle wax: cost for repair or replacement, plus loss of income.
Removal of stains to manchester caused by, red wine, dye, spray tan, confetti, rose petals or any such other substance which may cause a stain: minimum $30.
Damage/breakage to Crockery & glasses will be settled by agreement (minimum $10.00).

Pre paid bookings
In the event you are prevented from staying with us on the days chosen because of extreme weather conditions or other similar reasons (force majeure) we shall hold your pre-payment as a credit against your visit with us on a future occasion within the next 6 months.

Should our circumstances be such that you are unable to use your accommodation with the 6 month period, the amount of your pre-payment will be fully refunded (less a $50 cancellation fee to cover expenses).

In the event we are able to offer accommodation within the 6 month period, but you elect not to proceed with the booking, only the amount of your deposit will be retained.

Keys
Missing keys are a security issue. There is a $70 fine for any set of missing keys.


OTHER POLICIES

BREAKFAST: Continental breakfast is included in your rate. Breakfast is served from 7:30am to 8:30am (weekends 8:00am to 9:00am). Gourmet hot breakfasts must be ordered from our menu list by 3:00pm the day before and is paid separately.

CLEANING SERVICE: Our B&B offers daily partial cleaning.

CLEANLINESS: Guest shall maintain the premises in a reasonably clean and orderly condition. Please see conditions of use for additional cleaning charges.

DISTURBANCE: Our accommodation is in a residential area as are most B&B's. In consideration of our neighbours and other guests shall not make any unlawful, noisy or otherwise offensive use of the premises, nor commit or permit any nuisance to exist thereon, nor cause damage to the premises, nor create any substantial interference with the rights, comfort, safety, or enjoyment to the owner, neighbours or other guests.

ACCESSIBILITY: The owner or agency may enter the room/unit during the day or early evening when there is a concern for the unit and at any time when there is an emergency.

RATES/ROOM TAX: Posted rates are for single or double occupancy in most cases. During special events, rates may be higher than posted.

MAXIMUM NUMBER OF OCCUPANTS: Your rate is based on the number of guests on your confirmation.
